Hub Source Sweep — Drive and 1B Plan 2026-09-03The Two-Track model says 118.8 bps at 20 personal + 10 BDDR. Real 2026 is 14 units a month and near breakeven. Bottom-up breakeven with real drags is about 31 loans, $14.4M a month; killing concessions moves it to $8.0M.
